Questions before you start?

What to expect from RentReturn.

Who is RentReturn designed for?

RentReturn is designed for individual UK landlords who maintain their own property and financial records. It supports the work of keeping one rental or a portfolio in order, reviewing management performance and preparing annual information, whether you handle your records yourself or work with an accountant.

Is there a limit on the number of properties?

Your subscription includes unlimited properties, with no per-property charges. The price does not increase when you add another rental. Choose £10 per month or £96 per year, equivalent to £8 per month when billed annually. Both billing options cover the same product.

Do I need accounting knowledge?

The workflow uses property details and landlord income and expense categories. You do not need to operate a traditional double-entry ledger to maintain your records. You still need to enter and review information accurately, and professional advice may be appropriate for accounting or tax questions.

Can I import records and attach receipts?

You can import income and expense records using supported .xlsx or .csv files, or paste CSV. Excel imports read only the IMPORT sheet; files must meet the required structure and pass the preview checks. You can attach PDF, JPEG, PNG or WebP evidence files up to 10 MB to income and expense records.

What reports are included?

Reports include Cash Flow, Management Profit and Loss, Income and Expense Analysis, Property Reporting and reporting-owner views. They use your maintained records to explain management performance, including an owner's share alongside whole-account figures. Supported reports can be exported to Excel for further analysis or sharing. Management results are not personal tax calculations.

How does RentReturn help at tax time?

Choose the owner and tax year, check the relevant properties and ownership, and review the recorded information. Prepare an Annual statement and generate an Accountant Tax Pack from a Finalised statement for handoff. RentReturn supports annual property tax preparation; it does not provide personal tax advice or complete your Self Assessment return.

Can I give records to my accountant?

Yes. Download an Accountant Tax Pack from a Finalised Annual statement, or share supported exports with your accountant. You pass the files to them yourself. The pack supports preparation and review; it is not a filed tax return and does not provide accountant login access.

Does RentReturn file tax returns or MTD updates?

No. RentReturn does not submit tax returns or Making Tax Digital updates directly to HMRC, and it does not provide complete Self Assessment filing. It focuses on structured landlord property records, bookkeeping, management reporting and tax preparation. Finalising an Annual statement or generating a Tax Pack does not mean anything has been submitted to HMRC.
